Jackson Cross Partners, LLC (JCP) has arranged the purchase of a new facility located at 2280 Amber Drive in Hatfield, PA for Kenco Hydraulics Inc.
Kenco Hydraulics is owned and operated by Ken Veit, who started the business in 1989 and has seen it grow from a one-man shop to an impressive team of fluid power specialist. “Our experienced crew can design, test, fabricate, and repair hydraulics systems” said Veit, adding “this new location will allow us to consolidate our growing operation under one roof and continue to provide the excellent service our customers are accustomed to.”
JCP’s broker Nick Adams, who represented Kenco Hydraulics Inc., first crossed paths with Ken Veit 2 years ago when he inquired about another listing that was under agreement at the time. “We have been searching for the right location to accommodate Ken’s growing business since 2010, but most of the options did not have the specs needed. We did a detailed review of the market and decided to consider larger buildings with tenant leasing space. This direction gave Ken the option of future expansion as his company grew while at the same time generating income to help offset his expenses. It was a win-win situation,” said Adams.
After negotiations and utilizing detailed market knowledge along with taking advantage of the current market conditions, JCP assisted Kenco Hydraulics in finalizing the deal at $1,550,000 or $38.63 per SF. “The new building is a short distance from our current location, meets the specifications I was looking for, and has the ability to expand as the business grows,” explained Veit.
The 40,120 SF Amber Drive facility houses 27,120 SF of warehouse and 13,000 SF of office space situated on 2.2 Acres. Kenco Hydraulics is currently transitioning the business into the new facility as they look forward to many years of steady growth servicing their loyal customers.
